      We started off with getting a quote for our flat renovation. Margaret, very helpfully, sent Dave to do a quote for us. Dave was really brilliant as he explained the details of how he will help us to renovate the place and when we expressed that we need the work to be done asap and within a short timeframe, he went the extra mile and offered to work on Saturdays to help us meet our timeline. He was great communicating with us of the progress daily. We are really impressed with his commitment to his work and his high standards. He is very accommodating and we are so impressed with his work that after 3 days we have asked for more to be done on the flat.                 Since AUGUST last year we have sent Julie Twist several emails about some damp that is in the bathroom and the toilet of the flat we are renting from them. This has been reported to maintenance and the property manager with absolutely zero response from any of them. Since late December 2016, we have been in their Deansgate office 4 times: - First time: shop was supposed to close at 16:30, we went there at 15:45 and the person there was already shutting the door. Since all their PCs and lights were off already, he said he couldn't help us and to pop in the next working day. - Second time: the office was open this time and there were 3 people in. However, all their systems were down and they couldn't check anything regarding this issue. None of them remembered any of it either. Felt like none of them had even read any of the emails we had sent... One of them took a note and booked someone to come in on that week to have a look. No one has been here. - Third time: we explained the issue once again, but the person dealing with it had to go home early that day and the person in the office had absolutely no way of checking how the issue was going. He advised he'd pass a note to maintenance and we would have an update the following day either by email or phone. This was last Monday, 16th of January. Surprise: nobody got in touch with us regarding this. Not the following day, as promised, not the day after. So we went in the office again last Thursday, 19th January... - Fourth time: this was last Thursday. The person dealing with the issue was in the office this time. The person at the front phoned her so she could come out to speak to us for an update on the issue. For some reason, she couldn't come out to speak to us, so we were promised an update the day after. Another surprise: no update received. So, as a summary: since August last year, no one has come to look at the problem, no one has given us an update and no one has ever replied to any of the emails we have sent. And it goes further back: in the 2 inspections before 31st August, this was already reported. One of the girls who came to do one of those previous inspections even took photos of the issue. Not sure of what exactly they use their inspections for. We'll pop in the office once again on Tuesday to see what's the excuse this time. This is causing us trouble with our health, apart from a ridiculous amount of time and effort. It's not the first time we have similar issue with them. The previous year, we had to threaten to stop paying our rent for them to fix the alarm. They fixed after this threat, many emails and, again, many visits to the office. It took a year to fix the alarm...

                      Just finished my tenancy via this agent. Generally acceptable service throughout, nothing above average though. Margaret from maintenance was the most helpful. Rating 1 star because my opinion of them dropped massively after being charged (amongst other things) £90 from my deposit for replacing the bath sealant, and being told they are using an £18 tube of silicone as they don't use substandard products. Which surprises me as I'm sure the sealant was done just before I moved in and was already going mouldy after a couple of months! It would have been nice if the multiple flat inspections highlighted any issues and gave me a chance to fix myself before leaving. I'd also lived with a damp smell in the entrance and toilet for the last 6 months due to a leak, but had to live with it as it was down to the landlord to resolve.

                      • Hi Rohit, I was sorry to read your below review and we take all feedback on board from our clients positive or negative and in-between such as yours. I can confirm that as per any tenancy the property must be left in the same condition as when you moved in and the seal around the bathroom was like new prior to you moving in as it had recently been done. The seals must be cleaned on a regular basis otherwise mould can build up and worsen as time goes on. It is also true that we do not use sub-standard products within our properties and you would have only been charged for any work that was required at the end of your tenancy as per the inventory and tenancy agreement. With regards to the other issue you mention I am afraid the landlord carried out all maintenance at the property and although we reported the matter to your landlord and the building management it would appear the issue in the building was resolved close to the end of your tenancy, the landlord had no control over this matter.                             My partner and I have rented in London for 10 years and this was our first experience renting in Manchester. We received some of the most appalling service I've ever encountered. When we moved into our unfurnished property, it was on the condition that the property be cleaned and that all remaining furniture would be removed. The property was absolutely filthy and we spent two days cleaning on arrival. There was also a sofa in the property which Julie Twist had promised to remove as a condition of us signing the contract. We had to dispose of the sofa ourselves, three months into our tenancy, in the end. Throughout our tenancy, when things went wrong in the flat we were met with lazy, incompetent service. When our heater broke at Christmas, the flat was freezing yet it took weeks of emails culminating in my partner phoning up and demanding that someone come to fix it, before anything happened. Frequently, though our landlord is based in London and Julie Twist manage the property, we would be told that it was the landlord's responsibility to fix things in the property. We are assured by our landlord that this was not the case. In June, we were on holiday when we were sent a letter demanding that we respond within 3 days or our tenancy would be terminated. Julie Twist sent out a second letter, terminating our contract, while we were still away. They also demand a fee if tenants wish to extend their tenancy - which is legally not required of Assured Shorthold Tenants. We had hoped to stay on a little longer in the property but given the circumstances - being sent two letters, which were received 3 days apart, while we were on holiday - we decided that it would be better to avoid spending any more time or money on Julie Twist. Our landlord was extremely apologetic, having been unaware of JT's policy of charging absurd extension fees and evicting tenants as standard at the end of their tenancy (again, legally, all Assured Shorthold Tenancies turn into rolling contracts at the end of the initial period of tenancy). Unfortunately, this was not the end of the ordeal. Throughout our tenancy, Julie Twist claimed not to have keys to the property. They demanded that we hand over one set of our keys whilst we were still contracted so that they could access the property. In my experience, this is unheard of - Julie Twist should legally have had a set of keys to the property anyway, and they certainly should not have demanded the use of a tenant's keys for any longer than it took them to replicate the keys. We had initially thought that some of our friends would be moving into the property and they had asked us to leave them our sofa, which we had intended to give to charity. We cleared this with our landlord. When our friends were unable to take the tenancy, we were not informed by Julie Twist, and they sent us a bill for the removal of the sofa. Which is ironic, really - as we had paid for the removal of the disgusting, dirty sofa left in our flat for 3 months against the agreement laid out by us in our tenancy. We protested this charge, of £84, because we had already paid to dispose of a sofa that Julie Twist had proven too lazy/incompetent/uncaring to remove in the first place. We also offered to remove the sofa ourselves, as my partner worked for a local homeless charity who would have made good use of it. We knew that a new tenant wasn't moving in until the 23rd August. Yvonne claimed to have called this tenant and that he had refused to allow us to remove the sofa - which is bizarre, given that his tenancy had not started at this point. I then called our landlord to confirm this, and she said that Julie Twist were being petty on this point and gave me permission to remove the sofa myself. Unfortunately, at this point, several days had passed and I no longer had time to go down to Manchester, from Newcastle where we now live, to do this. We are extremely annoyed about that charge, given the problems we had with getting Julie Twist to remove a sofa last year... Apparently it is possible! We are now 20 days out of our tenancy, and our deposit has not been returned to us. The legally stated time limit for a tenancy deposit to be returned is 10 days. My partner has called Julie Twist every day - sometimes more than once a day - for a week, and has been met by various responses, ranging from flagrant rudeness to total incompetence. He has asked to speak to a manager on multiple occasions and has never been put through to one. It is genuinely unbelievable, particularly given that a new tenant has moved into the property and Julie Twist are now sitting on both deposits. My stepmother has lived in Manchester her entire life and recommended Julie Twist to us. She is absolutely gobsmacked at how poor the service we have received has been, and so are we.

                            • I am sorry you feel the need to review us in such a bad light, I do need to point out that as a let only property (let only being when we act as an introductory agent and the landlord manages the tenancy and collects the rent etc.) we don’t have a lot of control over your maintenance as this is reported directly to your landlord which you are informed at the start of your tenancy. Notices or letters regarding the tenancy are sent as a matter of course with the option to stay or go, on this occasion we did not receive a reply within the given time and it left us with no option than to remarket the property to minimise any void periods for the Landlord, but I do have confirmation that close to the end of the tenancy you informed us about your intention to leave. I do not understand your comment regarding the sofa as this was removed at the end of the tenancy and you had agreed to this being deducted from your deposit. With regards to your deposit being returned and the timescales we always endeavour to return tenants deposits within a two week (10 working day) period, however if there are deductions to be made and agreed or disputed this is not always possible, the TDS guidelines state that tenants should be advised of any deductions within a reasonable timescale, the ten day timescale is the timescale that the deposit should be returned once any deductions have been agreed by all parties. Unfortunately your review is quite damaging and I would welcome speaking with you on this matter as there look to be a number of misunderstandings as to how the let only tenancy worked between yourself and the landlord, I can be contacted on 0161 827 9612.                             David has done some fantastic work for us. He first came and fixed our broken toilet which now works perfectly (it no longer overflows). On the same visit we indicated that our shower was broken- it would not provide a consistent temperature. David said that he'd come out again and replace the shower for a new one which he did. The work has been completed on time, with no fuss, to a high professional standard. David also provides friendly customer service. I'd recommend David as a contractor for anyone. Thank you!

                              I was so impressed with Julie Twist Properties and ALL the team there. House hunting for an appartment in Manchester and dealt with loads of agents and found Julie Twist the best by miles. Lots of contact with them and every one of the team we spoke to was helpful and also really knowledgeable about whichever property it was we were speaking about. Even though the Manchester market has been crazy with lots of properties coming on and selling quickly each of the team knew in detail each property we were talking about.                                 Rebecca was knowledgeable and very helpful in making suggestions with regards to how best to present my property to the market and at what price. I thought her write up of the details were very good, exactly how I would have written them. The property did not take long to sell. The sale process was fraught with delays. Paul, the sales co-ordinator was very responsive to my e mails and provided me with updates as, and when he knew what was happening. He kept his head when 'all around were losing theirs' and this was a big help during what turned out to be a stressful process!

                                  Leaving some positive feedback about David and the maintaince department in general. We've had a few issues in the flat and although some of them took a little while to sort out (nothing too bad, and probably for valid reasons) they did all get done and Margaret was always helpful. Recently had some issues with the water hater and David came out within a few hours to reset the system and arrange for a replacement element to be fitted within a few days (probably would have been faster but it's Easter bank holiday). Happy with how quickly he got out to us over a bank holiday weekend and friendly and efficient service. I've had some bad agents in my time renting but JT have been good so far.

                                  Maintenance issues were never fixed (leaks that affected washing machine- flooded the flat downstairs!) fully furnished flat with unusable broken furniture that wasn't replaced in a whole year (constantly fobbed off) when calling about frustrating maintenance issues, I was spoken to like an idiot- absolutely no customer service whatsoever. Building was awful- water kept being cut off to all 40+ flats (not JT's fault) spoke with maintenance were very nice- rang back in open hours for update and dealt with the same person in question and was ridiculously rude once again. I think some of the staff in there need to readdress their chosen careers because they have NO customer service whatsoever. I could understand if it was trivial but when you're dealing with people's homes- you cannot speak to somebody the way I was spoken to.                                             It's not easy finding a flat in Manchester, the market moves extremely quickly and I don't think it would be unfair to say it is more a seller's market than anything else. We had spoken to numerous (unimpressive) agencies before speaking to Julie Twist's sister company who recommended we discuss our needs with JT. A very professional company right from the start with some very solid recommendations. I don't think we were sent a single property we would not have been interested in viewing which is a far cry from some estate agents that just send everything they have. Yvonne dealt with out paperwork, sometimes slow to call back but ultimately always did answer the question - I think this is simply because of how busy they are than any lack of enthusiasm. On the move-in, Yvonne assisted with this and I didn't feel rushed to complete the paperwork whatsoever. Highly recommended. Improvements - get another couple of admin staff to keep prospective tenants in the loop faster. Nothing else really

I was dealing with another agent exclusively before I contacted Julie Twist, they did not deliver the same level of customer service I received from Julie Twist. Rebecca and her team were fantastic, they let me know the minute a booking had been confirmed, I got a feedback email within an hour of the viewing taking place and this really showed me the level of communication Rebecca provides to her clients.                                                                             It took almost 12 months to sell the property from the time of the first offer...Communication was bad and we had to do a lot of chasing up. It felt as if Julie twist was on the side of the buyer and we were told numerous lies to to stop us re advertising and then once sold we were sent invoices and other emails still regarding the rental of the property even though Julie Twist sold it for us. I would suggest that your sales team and rental department need to communicate with each other. You sales teams needs to communicate with the seller more regularly. Extremely disappointed. We found Julie Twist very unprofessional.

                                                                                            (Part 1)Julie Twist has been my letting agency for a number of years now, and overall they have been good. Except in one area. Maintenance!! Having agreed a budget to get some much needed painting and general cosmetic work done I agreed and received an email saying all done. Some weeks later I flew over from N.Ireland for an on going toilet problem that no one seemed able to fix. When i entered the apartment i was shocked at what i saw. A pile of rubbish left by workmen. Two new carpets fitted without door bars. Unhooverd and covered in cuttings. 3 new sets of vertical blinds,none of which open and the worst paint job I've ever seen. When i rang the maintenance manager who's office is 5min away she said she hadn't time to call over even though i had flew in from N.Ireland! She sent a workman who admitted it was shoddy. When i contacted the manager a week later she wouldn't believe me without evidence! Thank God for smart phones!! There is something very wrong with Julie Twists maintenance dept!

                                                                                                      Overall the service has been good, however when I moved into the property the patio door did not close correctly, I reported this problem on the inventory but when emailing maintenance, I was made to feel slightly bad for reporting as they reported that this would need to go to the landlord for approval, which I understand however it was February when I moved in, meaning it was very cold and the door has still not be repaired. Saying that I do have a contractor coming out, so fingers crossed this issue will be resolved.

                                                                                                                                            The staff here do not operate a culture of full transparencey. After years of terrible service they have decided to add a £100 fee to every lease renewal. When asked for a breakdown of what is covered and the related cost, it could not be provided. This is no doubt due to the fact the figures are plucked out of thin air. I have had the worst experience with this estate agent. I am happy to be finally vacating the property in November and I would urge anyone considering using Julie Twist to look elsewhere - no matter how nice the property might look, it is not worth the hassle.

                                                                                                                                              I was surprised to read this review as all of our tenants are subject to extension fees the same as other agents, it is always made clear to our tenants in black and white any charges that may be incurred during tenancies, we do not hide charges or have small print. We always aim to provide the best service possible to both landlords and tenants alike and are constantly taking on board peoples suggestions in order to better our services.

                                                                                                                                            I would like to thank JTP for the first rate property management service that the team provided for me over the last year (everything was taken care of with minimal input required by me) and also for the excellent sales agency service that James and Billie provided. Unlike other estate agents, the team at JTP were always willing to go the extra mile to make the management, lettings and sales process as smooth as possible for me and for that I am v grateful.

                                                                                                                                                The service at Julie Twist is incredibly slow, we had a broken toilet for 4 weeks! We contacted the property manager who passed this on to maintenence who acknowledged us but that was it! We then called on numerous occasions with no answer so left voicemails (all of which were ignored) to try and chase up the issue. I eventually got in touch with the maintenence department who said (again) they would try and contact the landlord and get someone out the following week. This never happened, instead we only received contact about whether or not we are deciding to extend our tenancy - it's like nobody is even trying to find out what's going on. In the end I arranged for the toilet to be fixed myself, good job because still nobody's been in touch! I feel it's very unfair that we never miss rent and look after the property yet the landlord fails to keep their end of the bargain.

                                                                                                                                                  This particular comment was surprising and of interest to me as we received only two maintence requests during your tenancy, the first was in relation to the boiler the second in relation to lighting, both issues were repaired within a very short and acceptable period of time, there has never been mention of a maintenance issue in relation to the toilet.

                                                                                                                                                Staff at Julie Twist have been very responsive throughout the process of purchasing my flat. These things are rarely straightforward, but it was made a little less stressful through knowing that the agents, and especially Billie, were available whenever needed. I've also been able to get in to see the flat and let workmen in to give me quotes on several occasions prior to exchange and completion, which was of great help.

                                                                                                                                                  The folks at Julie Twist have been brilliant and a huge help in letting my property. Anna Corrigan in particular was fantastic when arranging for the new tenants to move in and dealing with the changeover for me when I was away on holiday and has been fantastic at helping with any queries I have had during the tenancy. They have taken care of everything from the admin side and kept me updated with anything I have needed, always responding in a timely and helpful manner.
